Twenty-four days to sell, the island's shortest, but a buyer's market above $460,000: in Montréal-Nord, the day-one price decides everything. Here are the 2026 figures, the method and the calendar.
Selling a house in Montréal-Nord in 2026 means selling in the island's cheapest and fastest market, with a trap: a $525,000 median for the single-family home in the second quarter (-6 % year over year, +35 % in five years), 24 days on market, 43 houses active, but a buyer's market above $460,000 (13.2 months of inventory between $460,000 and $550,000, 20 months above). In other words, bungalows and modest homes under $460,000 go in three weeks, and renovated or extended homes listed above $550,000 wait for months: the Montréal-Nord buyer compares with Laval, Saint-Léonard and Rivière-des-Prairies. The condo is too rare there for a median. The method: the closed sales of the street, a price that stays in the range where the market is the seller's, a full launch.
Montréal-Nord (QPAREB sector 17) sold its median house for $525,000 in the second quarter of 2026, -6 % year over year after +35 % in five years, in 24 days, with 43 active listings. The 6 % dip and the short delay tell the same story: what sells is the 1950s to 1970s bungalows and small homes under $460,000, bought fast by first-time buyers who find nothing else on the island at that price; what does not sell is the homes listed above, where inventory reaches 13 to 20 months. In August, the island sold for $820,000 in 57 days. For a seller, the question is therefore positioning: a renovated house in Montréal-Nord sells better at a fair price within the fast range than at a Saint-Léonard price.

The Rivière des Prairies and boulevard Gouin sector, with Aimé-Léonard park, is the most sought after: the few waterfront or near-river homes exceed the median, and the certificate of location (shoreline strip) is part of the file. The centre, around Henri-Bourassa, Pie-IX and boulevard Léger, lines up the 1950s to 1970s bungalows and duplexes that make the volume, the island's entry level, where condition (roof, windows, basement) makes the gap between 24 days and three months. In Montréal-Nord, work pays back poorly above $460,000 because the market tips to the buyer there: a heavy renovation is not recovered in the price. Small work (paint, floors, cleaning) and a price in the fast range bring more than a new kitchen.
