Fourteen sectors with a house median, a $1.45 million gap, and the island's slowest five-year rise: here are Montreal's house prices borough by borough, from the QPAREB's Q2 2026 barometer.
On the island of Montreal, the median single-family home sold for $834,250 in the second quarter of 2026 (+4 % year over year, +21 % in five years, the weakest rise in the region) in 41 days, but the boroughs are $1.45 million apart: the centre with Westmount ($1,980,000, 64 days) alone at the top, NDG-Montréal-Ouest ($1,247,000), Côte-des-Neiges-Côte-Saint-Luc ($1,164,500, 29 days), Rosemont ($1,138,000) and the Sud-Ouest ($1,050,000) above a million, Saint-Laurent ($988,750), Ahuntsic-Cartierville ($926,000, 57 days), the southern West Island ($820,000) and the northern West Island ($760,000) around the median, Lachine-LaSalle ($730,000), Anjou-Saint-Léonard ($712,500), Mercier-Hochelaga ($627,750), Pointe-de-l'Île ($577,500) and Montréal-Nord ($525,000, 24 days) as the east's entry level. The Plateau, Villeray, Ville-Marie and Île-des-Sœurs sell too few houses for a quarterly median.

The island rose 21 % in five years against 36 % in Laval, 52 % on the North Shore and about 50 % on the South Shore, because it started from the highest prices and because its families left for the rings during the pandemic. Within the island, the gaps follow the stock and the location: detached homes on large lots in Westmount, NDG, Côte-Saint-Luc and the Town of Mount Royal; the rowhouses and plexes of Rosemont, the Sud-Ouest and Villeray, where the single-family home is rare and expensive; the post-war bungalows of Saint-Laurent, Ahuntsic and the West Island; the 1950s to 1970s cottages of Anjou, Saint-Léonard, Montréal-Nord and Pointe-aux-Trembles, the island's entry level.
The island sold houses in 41 days in median in the second quarter of 2026 (57 days in August), a seller's market up to $1.22 million and balanced above (9 months of inventory). The east is fast: Montréal-Nord in 24 days, CDN in 29, Pointe-de-l'Île in 31, Mercier-Hochelaga in 32. The high end is slow: the centre in 64 days, Ahuntsic in 57, NDG in 49. For a seller, the day-one price is set on the street's closed sales; a home over $1.22 million has to be priced as tightly as possible and marketed widely. For a buyer, the east demands a pre-approval and an offer the first weekend; above a million, there is room to negotiate.
