The method: the closed sales of the street, a fair price that does not follow the median, a bilingual launch that targets Laval, the West Island and newcomers.

The annual rise is a composition effect: more sales of large homes in Nouveau-Saint-Laurent and Bois-Franc, fewer bungalows; over five years, Saint-Laurent is one of the region's sectors that rose the least. The balance of power confirms it: balanced between $600,000 and $720,000, buyer's above $720,000 (11.2 months). In August, the island sold for $820,000 in 57 days. For a seller, the day-one price is set on the street's closed sales, never on the borough median, and the REM (Bois-Franc, Du Ruisseau, Montpellier stations) is the argument to document.

Bois-Franc and Nouveau-Saint-Laurent, north of the 40 around boulevard Cavendish and boulevard Marcel-Laurin, line up the large homes and townhouses of the 1990s to 2010, often above a million: the slow market, where the buyer compares with the West Island and Laval and where the Bois-Franc REM is the argument. Old Saint-Laurent, around rue Décarie, boulevard de la Côte-Vertu and Vanier College, offers post-war cottages and bungalows, the faster market, with the Côte-Vertu and Du Collège metros.
