It is the only broad sector in the region where a price range was already a buyer's market in Q2: above $940,000, 10.4 months of inventory. Below $780,000 the market still favours sellers with 2.4 to 3.5 months of inventory. Saint-Lazare and Hudson ($750,000) are the high end; Soulanges Sud ($557,500) the entry point.

It is a market where the right first-day price matters more than elsewhere, because the buyer has time to compare.

The sector keeps two structural assets: the exo Vaudreuil-Hudson train line to downtown, and the most favourable price-to-lot ratio in the west of the region for families leaving the West Island ($820,000 in the southern West Island against $604,500 in Vaudreuil-Dorion for a single-family home).

According to the APCIQ monthly statistics released September 4, 2026, the Montreal metropolitan area recorded 2,853 residential sales in August, down 13 % year over year and a sixth consecutive monthly decline. Active listings climbed to 20,128 (+18 %), with 5,874 new listings (+7 %). Median prices are holding: $650,000 for a single-family home (+2.8 %, 42 days), $437,250 for a condo (+3.6 %, 62 days) and $856,000 for a plex (+1.7 %, 52 days).
