Closed sales on Centris from 2018 to September 2026: 4,463 houses bordered by a body of water and 116,031 single-family homes in all. A year with fewer than 10 waterfront sales is left blank (n/a). When a year has few sales, its median can move by tens of thousands of dollars without the market having changed.

In the Montérégie, the waterfront costs $35,000 (+6%), not much. It means waterfront houses look like the others: same age, same size, and sometimes more modest shores (stream, narrow river, pond). The buyer who wants the water pays almost the same house; the seller with a real lakefront must bring out what the median does not see.
Waterfront means the Centris listing of the sold house declares a body of water bordering the lot (lake, river, the St. Lawrence, pond, canal, sea, reservoir or stream), whatever its size: a stream counts as much as a lake. Houses with water access but no frontage, or with a view only, are not counted. The median price is the middle price: half the sales above, half below. The field has existed in listings only since 2018: the series starts there. 2026 stops in September.
