The question is not which neighbourhood, it is which neighbourhood at my budget. Here is the 2026 map, bracket by bracket, with selling times and transit.

In 2026, a family home in Montreal is bought under $650,000 in Rivière-des-Prairies–Pointe-aux-Trembles ($583,250), Anjou ($625,125) and Mercier-Hochelaga-Maisonneuve ($628,000), between $650,000 and $900,000 in LaSalle ($711,250), Lachine ($722,500), Villeray ($736,500) and Saint-Laurent ($890,937), and above one million in Rosemont ($1,138,000), Verdun ($1,250,000) and the Plateau ($1,437,562), according to Centris compilations for the second quarter of 2026. The cheapest boroughs are also the fastest (31 to 32 days), which requires a firm pre-approval before showings. For the same budget, the South Shore and Laval offer a detached house with a yard where the island offers a semi-detached or a row house.

Under $650,000: the east of the island, fast

Rivière-des-Prairies–Pointe-aux-Trembles, $583,250 median, 31 days, 144 single-family sales a quarter, two exo Mascouche train stations, water on both sides. Anjou, $625,125, 32 days, bungalows and semi-detached homes of Vieux-Anjou, blue line extension toward 2031. Mercier-Hochelaga-Maisonneuve, $628,000, 31 days, nine metro stations, Olympic Park and Maisonneuve market. These three boroughs have the shortest selling times on the island: a good house at a fair price goes before the second showing. A firm pre-approval and a Centris alert are not options.

$650,000 to $900,000: the west and the north, with the REM

LaSalle, $711,250, 51 days: the Rapides park, André-Laurendeau CEGEP, the exo train, and a longer delay that gives buyers negotiating power back. Lachine, $722,500, 34 days: the canal, Old Lachine and the coming Lachine-Est eco-district (about 7,800 planned units). Villeray, $736,500, 38 days: Jarry Park, seven metro stations, and the plex at $850,000 as an alternative. Saint-Laurent, $890,937 over four quarters and a $1,000,000 median in the second quarter: four REM stations since November 2025 and the Technoparc.

$900,000 to $1.3 million: the centre, as a house or a plex

Rosemont–La Petite-Patrie, $1,138,000 (+10%), 40 days, the most active borough on the island with 374 sales a quarter; the plex at $1,003,250 with two rented units is often a family's best calculation. Verdun, $1,250,000 (+18%, one of the strongest increases on the island), 40 days, Wellington Street, riverbanks, the REM at Nuns' Island; the single-family inventory is as thin as the sales.

Over $1.3 million: scarcity

The Plateau-Mont-Royal, $1,437,562 over four quarters and fewer than eighty single-family sales a year: families most often buy a plex ($1,212,500, the top of Montreal) and La Fontaine Park. Outremont, $2,201,700, 67 days, and Westmount, around $2.6 million, 91 days: the prestige markets, slow and negotiable in 2026, with only 1% growth over five years for the sector.

At $650,000, the island offers a semi-detached in the east; the South Shore offers a detached house in Saint-Hubert (about $520,000) or Vieux-Longueuil ($623,000, 21 days, metro), and Laval a house in Fabreville (about $550,000) or Laval-des-Rapides (about $640,000, metro).
