Comparison · Ahuntsic-Cartierville vs Saint-Laurent · 2026
The river and Fleury on one side, the REM and Bois-Franc on the other: here is how to decide between Ahuntsic-Cartierville and Saint-Laurent by budget, commute and profile.
Ahuntsic-Cartierville and Saint-Laurent share the island's northwest, on either side of Highway 15, and compete for families who want a house on the island without paying NDG prices. Ahuntsic (QPAREB sector 6) sells the median house for $926,000 in the second quarter of 2026 (+7 % year over year, +32 % in five years) in 57 days, with the Rivière des Prairies, Sault-au-Récollet, rue Fleury and the Henri-Bourassa metro; Saint-Laurent (sector 5) sells for $988,750 (+22 % year over year through a composition effect, only +12 % in five years) in 43 days, with the REM at Bois-Franc, the Technoparc, Vanier College and Nouveau-Saint-Laurent. The condo is cheaper in Ahuntsic ($412,500 vs $482,290) and faster (48 days vs 58). The choice: the older neighbourhood, the river and street life in Ahuntsic; the recent home, the REM and the jobs in Saint-Laurent.
Saint-Laurent is $62,750 more expensive for a house ($988,750 vs $926,000), but its 22 % one-year rise is a composition effect (more large Bois-Franc homes sold) and its five-year rise (+12 %) is one of the region's weakest, against +32 % in Ahuntsic. Ahuntsic sells post-war cottages, duplexes and the prestige homes of Sault-au-Récollet; Saint-Laurent sells the large 1990s to 2010 homes of Nouveau-Saint-Laurent and Bois-Franc, and the bungalows of old Saint-Laurent. The Ahuntsic condo ($412,500) is $70,000 cheaper than Saint-Laurent's ($482,290), where deliveries near the REM weigh.
