Seventeen sectors, a $425,000 gap, and delays from 28 days in Villeray to 89 in Ville-Marie: here are Montreal's condo prices borough by borough, from the QPAREB's Q2 2026 barometer.
On the island of Montreal, the median condo sold for $483,000 in the second quarter of 2026 (flat year over year, +19 % in five years) in 54 days, but the boroughs are $425,000 apart and, above all, run at very different speeds: the centre with Westmount ($770,000, 71 days) at the top, Île-des-Sœurs ($613,176, 75 days), NDG ($611,250), the Plateau ($600,000, 39 days), Rosemont ($560,000, 29 days, the fastest with Villeray) and Côte-des-Neiges ($540,000) above the median, the southern West Island ($517,500), the Sud-Ouest ($508,500), Saint-Laurent ($482,290), Villeray ($479,000, 28 days) and Ville-Marie ($465,000, 89 days, the slowest, with record listings) around it, Mercier-Hochelaga ($428,250), Lachine-LaSalle ($420,000), the northern West Island ($418,500), Ahuntsic ($412,500), Anjou-Saint-Léonard ($391,000) and Pointe-de-l'Île ($345,000) as the entry level.

The island's condo is flat year over year because two markets cancel out: the neighbourhood condo of the plex boroughs (Rosemont, Villeray, the Plateau, the Sud-Ouest), where the divided co-ownership in a converted triplex or a small building sells in 28 to 39 days to first-time buyers, and the tower condo of Ville-Marie, Île-des-Sœurs and downtown, where record listings (investor resales, new deliveries) push the delay to 71 to 89 days and give the buyer the choice. The five-year rise (+19 %) is the weakest of all segments in the region, and it is concentrated in the neighbourhood condo.
The island's condo sold in 54 days in median in the second quarter of 2026. The seller leads in Rosemont (29 days), Villeray (28), Mercier-Hochelaga (37), Pointe-de-l'Île (36) and the Plateau (39): a well-priced neighbourhood condo receives its offers the first weekend. The buyer leads in Ville-Marie (89 days), Île-des-Sœurs (75), the centre (71), Saint-Laurent (58) and the northern West Island (57): a tower condo negotiates, and the seller has to price on the building's last sales, not on the asking prices of the neighbours.
