To sell a condo in Saguenay, aiming for the peak means listing before it: a unit put on the market at the end of February or early March gets its showings during the weeks with the most buyers, and the accepted offer lands in April. Condos have two clienteles that do not share a calendar: the first-time buyer, who looks in spring like everyone else, and the buyer who sells a house to downsize into a condo, who buys once the house is sold, often in summer or fall. The best-paying month is not necessarily the busiest: in September, condos go 12.4% above trend, while the sales peak is in April. For a buyer, January and the winter months offer less competition, sellers paying condo fees on an empty unit since the fall, but also less choice. And a price gap this wide between months comes mostly from the small number of sales and the mix of units (a month with two penthouses sends the median jumping): do not wait for June to sell if the condo is ready in January.
"Sales" counts the condominiums sold on Centris in Saguenay by the month the sale was concluded (accepted offer to purchase), not the notary signing date, which comes two to three months later. Each month's share is computed over the ten years 2016 to 2025 to smooth out the frenzy years and the quiet years. The "premium" compares the median price of the month's sales with the year's trend (a line drawn between the annual medians of condo prices in Saguenay): without this step, January would always look cheaper than December because of the continuous rise in prices.
