Guide · Pointe-Claire · southern West Island
The sector that rose the least in the region and a high end that negotiates: in Pointe-Claire, the right broker knows the street's sales and speaks both languages. Here is how to recognize them.
The best real estate broker in Pointe-Claire is the one who sells in English as well as French and who knows the sector rose the least in the entire region: an $820,000 median house in the southern West Island in the second quarter of 2026, -2 % year over year, only +13 % in five years, 38 days, 325 houses active, a seller's market under $1.23 million and a buyer's above (13.5 months of inventory). You recognize them by their closed sales in the Village, near Fairview or in Valois, their detailed public reviews, their licence verified with the OACIQ and a written pricing method that documents the REM honestly (Pointe-Claire station, western branch without a confirmed date). The Loaa & Manseur team, number 1 team at RE/MAX Platine in 2024 and 2025, 15th RE/MAX team in Canada and in the global top 50 of the official 2026 ranking, with 221 Google reviews at 4.9, works in both languages.
The southern West Island (Pointe-Claire, Dorval, Beaconsfield, Kirkland, Baie-D'Urfé, Sainte-Anne-de-Bellevue) sold its median house for $820,000 in the second quarter of 2026, -2 % year over year and +13 % in five years, the weakest rise in the Montreal region, in 38 days, with 325 active listings. The market belongs to the seller under $1.23 million (1.8 to 5.2 months of inventory) and to the buyer above (13.5 months), where the Lac Saint-Louis waterfront homes and the large Beaconsfield homes sit. The condo ($517,500, 44 days, 211 listings) is the most expensive among the island's suburbs. A broker who applies the island median ($834,250) or who promises a Pointe-Claire seller the suburbs' rise (+39 % to +52 %) is wrong: here, the price is made on the closed sales of the Village, the centre or Valois, and half the buyers search in English.

The Loaa & Manseur team, led by Lotfi Manseur and Loaa Al Daow, is the number 1 team at RE/MAX Platine in 2024 and 2025, 6th RE/MAX team in Quebec, 15th in Canada and in the global top 50 of large residential teams according to the official RE/MAX ranking, computed on actual transactions. Its Google profile counts 221 reviews with a 4.9 rating. Its offices are at 55 avenue de l'Équinoxe in Brossard, one bridge from the island, and every broker's licence can be checked in the OACIQ public register. Three things to verify yourself before calling us, and to demand of any other broker.
Three concrete things. The price is set on the closed sales of your Pointe-Claire street in the last 60 days, never on the island median or on hopes for the REM. Every listing gets its dedicated page in English and French on our site, with professional photos and video, because in Pointe-Claire the buyer is as often anglophone as francophone, and often relocating. And a team answers seven days a week in both languages. Our guide living in Pointe-Claire shows the level of detail we put into each sector.
The one whose recent sales in your sector, public reviews and OACIQ licence you can verify. The Loaa & Manseur team is the number 1 team at RE/MAX Platine in 2024 and 2025, 15th in Canada and in the global top 50 in the 2026 RE/MAX ranking, with 221 Google reviews at 4.9; these are public figures, not an opinion.
Not yet in the figures: the sector rose 13 % in five years, the least in the entire region, and dipped 2 % year over year. The REM's western branch has no confirmed opening date; a good broker documents it instead of selling it.
38 days in median in the southern West Island in the second quarter of 2026, 44 days for a condo. A bungalow priced at its street's level goes in three weeks; a house above $1.23 million waits months.
Compensation is negotiated in the brokerage contract and is not set by law. A good broker presents it with the marketing plan and shows you what it buys. See our fees.
