Closed sales on Centris: 1,192 bungalows and 385 two-storey homes from 2016 to September 2026. When a year has few sales, its median swings a lot: read the trend, not a single year.

In Sept-Îles, the bungalow is the typical home: 76% of sales over ten years. The stock dates from the 1960s to the 1980s; demand comes from retirees who no longer want stairs and from first-time buyers who want the lot. A bungalow seller in Sept-Îles therefore has two audiences; a buyer competes against both.
"Bungalow" here means Centris's "Single-storey house" property type, and "two-storey home" the "Two or more storey" type; split-levels, one-and-a-half-storey and mobile homes are not counted. The median price is the middle price: half the sales above, half below. 2026 covers January to September. A renovated bungalow with a finished basement and an original one are not worth the same: a broker evaluation starts from the house, not the category.
$345,000 at the median for a bungalow sold in Sept-Îles from January to September 2026 (77 sales), against $320,000 for a two-storey home.
Yes: +60% for bungalows against +51% for two-storey homes over ten years. The second-floor premium went from -2% to -7%.
$-25,000 at the median in 2026 (-7%). That is not the cost of a floor: it is the gap between two housing stocks of different ages and sizes.
