Closed sales on Centris from 2016 to September 2026: 1,251 1-bathroom houses, 1,011 with 2 bathrooms and 75 with 3 or more. A year with fewer than 10 sales in a class is left blank (n/a). When a year has few sales, its median swings a lot: read the trend, not a single year.

In Sept-Îles, the second bathroom is a different product: $160,550 more at the median (+70%). At that price you are not buying a bathroom, you are changing house: newer, larger, a full bathroom upstairs and a second one downstairs, often a garage. For a family, the cheaper route is often the 1-bathroom house with a basement where one can be added; for the seller of a 2-bathroom house, it is the argument to lead with.
The bathroom count is the one on the Centris listing of each house sold: full bathrooms (with a tub or shower), powder rooms excluded; "3 or more" groups 3, 4 and more bathrooms. The median price is the middle price: half the sales above, half below. 2026 covers January to September. A class is published for a year only if it has at least 10 sales. The second-bathroom premium compares two medians of the same year: it includes everything that usually comes with an extra bathroom (floor area, age, second floor, garage), not only the room. For your house, a broker evaluation starts from the house, not the category.
