Buying a condo · Saint-Hubert · QPAREB Q2 2026 figures
The Saint-Hubert condo costs $226,000 less than the house and supply is up 36 %: it is the segment where the buyer has the choice. Here are the prices, the buildings, the fees and the method.
Buying a condo in Saint-Hubert in 2026 means buying one of the cheapest condos in the Longueuil agglomeration: a $376,500 median in the second quarter (+1 % year over year, +40 % in five years), 38 days on market and 128 active listings, 36 % more than a year ago, which gives the choice. The buildings sit near the Longueuil metro and the exo Saint-Hubert station (the 2000 to 2020 towers and buildings of boulevard Cousineau and chemin de Chambly), near Parc de la Cité (the co-ownership townhouses and recent buildings on the Brossard line) and in the small 1980s to 1990s buildings of the centre. The house sells for $602,500 in 29 days: the $226,000 gap makes the condo Saint-Hubert's entry door for a first-time buyer, at about $1,850 a month for $376,500 with 5 % down.
Saint-Hubert (QPAREB sector 44) sold its condos for $376,500 in median in the second quarter of 2026, +1 % year over year and +40 % in five years, in 38 days (34 over twelve months), with 128 active listings (+36 %). Vieux-Longueuil ($385,000, 41 days, 256 listings) and Brossard ($404,000, 50 days, 524 listings) are the neighbours; the whole South Shore sells its condo for $403,000 in 39 days. The contrast with the Saint-Hubert house ($602,500, 29 days, 135 listings down 23 %) comes from supply: the deliveries of the last ten years near the metro and the station created a stock that demand absorbs at its own pace. The monthly picture is on the South Shore's August 2026 report.
| Condo (QPAREB, Q2 2026) | Median price | 1 year | 5 years | Days | Active listings |
|---|---|---|---|---|---|
| Saint-Hubert | $376,500 | 1% | 40 % | 38 days | 128 |
| Vieux-Longueuil | $385,000 | 0% | 38 % | 41 days | 256 |
| Brossard, Saint-Lambert | $404,000 | -3 % | 29 % | 50 days | 524 |
| South Shore, all | $403,000 | 2% | 42 % | 39 days | 1 |
Near the Longueuil metro and boulevard Cousineau, the 2000 to 2020 towers and buildings offer units with an elevator, indoor parking and sometimes a pool, at Saint-Hubert's highest condo fees: that is where the choice and the negotiation are. Near the exo Saint-Hubert station and chemin de Chambly, the small 1980s to 2000 buildings sell the cheapest condos, without elevator, with a reserve fund to check. On the Brossard line, near Parc de la Cité, the co-ownership townhouses and recent buildings sell above the median, with the garage and the yard as arguments. Conversions in the centre's plexes call for complete minutes.
New construction is rare in this sector and concentrated in a few recent buildings: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price. For an equal budget, compare the new build taxes included with the resale: the difference often pays for the parking and storage the new build charges as extras. Our page on reselling a new condo explains what a new condo is worth at resale.

Yes for a buyer: 128 listings (+36 %) and 38 days on market give the choice and the time to read the documents, which the Saint-Hubert house (29 days, falling supply) does not. The price is set on the building's closed sales.
$376,500 in median in the second quarter of 2026, one of the cheapest in the Longueuil agglomeration: less near the station and in the small 1980s buildings, more in the metro towers and the townhouses near Parc de la Cité. Condo fees run from $200 to more than $500 a month depending on the amenities.
The resale, unless you want a recent building with a warranty: immediate occupancy, readable syndicate documents, a tax-included price. New construction is compared taxes included, and the GST eliminated on new homes up to a million changes the math for a first-time buyer.
The declaration of co-ownership and the by-laws, the financial statements and the budget, the reserve fund study (Bill 16), the minutes of the last three meetings, the certificate of location of the private portion, the syndicate's insurance certificate and the condo fee statement. We request them for you before the offer.
