Twelve sectors with a median, a $150,000 gap and the REM in the middle: here are the South Shore's condo prices sector by sector, from the QPAREB's second-quarter 2026 barometer.

On Montreal's South Shore, the median condo sold for $403,000 in the second quarter of 2026 (+2 % year over year, +42 % in five years), in 39 days, but the QPAREB sectors run from $350,000 in Saint-Jean-sur-Richelieu (27 days, the fastest) to $500,000 in Boucherville-Saint-Bruno (35 days, only 57 listings), by way of Candiac-La Prairie ($450,000, +12 %, the new builds of Square Candiac), Chambly ($412,500), Beloeil-Mont-Saint-Hilaire ($409,500), Brossard-Saint-Lambert ($404,000, -3 %, 50 days, 524 listings, the largest stock), Châteauguay ($400,000), Saint-Constant-Delson ($395,000), Sainte-Julie-Varennes ($391,000, 28 days), Vieux-Longueuil ($385,000, 41 days) and Saint-Hubert ($376,500, 38 days). A South Shore condo costs $80,000 less than one on the island ($483,000) and the Brossard REM is 15 minutes from downtown.

Why are the gaps this wide?

The South Shore condo has three faces: the towers and recent buildings near the REM in Brossard and near the metro in Longueuil, where the stock is largest (524 and 256 listings) and where new construction weighs on prices (-3 % in Brossard); the recent buildings with elevator of the established cities (Boucherville, Candiac, Chambly, Saint-Bruno), rare and expensive, bought by house owners who sell; and the three- and four-storey buildings and townhouses of the family cities (Saint-Hubert, Sainte-Julie, Saint-Constant, Châteauguay, Saint-Jean), cheaper and fast. In five years, the South Shore condo rose 42 %, with peaks in Sainte-Julie (+61 %) and Châteauguay (+57 %).

Fast in the east and south, negotiable near the REM

The South Shore sold its condos in 39 days in the second quarter of 2026, against 30 days for a house. The fastest: Saint-Jean (27 days), Sainte-Julie, Beloeil and Chambly (28), Châteauguay (30); the slowest: Brossard-Saint-Lambert (50 days, 524 listings, new deliveries reselling) and Candiac-La Prairie (45 days). The market stays with the seller under $450,000 almost everywhere; near the REM, the buyer of a large unit compares and negotiates. For a seller, the price is set on the building's sales; in Brossard, on the neighbouring developer's offer taxes included.
