The South Shore's cheapest and fastest condo, in a real city on the Richelieu: here are the 2026 prices in Saint-Jean-sur-Richelieu, the sectors and what to read before offering.
Buying a condo in Saint-Jean-sur-Richelieu in 2026 means buying the cheapest condo on the entire South Shore: a $350,000 median in the second quarter (-8 % year over year through a composition effect, +36 % in five years), 27 days on market, the South Shore's fastest, with few active listings, in a real city with its Vieux-Saint-Jean on the Richelieu, a CEGEP, a hospital and Highway 35 to the Champlain bridge. Supply runs from the conversions and small buildings of downtown to the recent buildings of Saint-Luc and rue Pierre-Caisse, and the townhouses of Iberville. A Saint-Jean condo costs $133,000 less than one on the island and $54,000 less than one in Brossard: it is the South Shore's entry point for a first-time buyer, and the pre-approved buyer who has read the reserve fund is the one who buys in 27 days.
Saint-Jean-sur-Richelieu (QPAREB sectors 50 and 51, with Saint-Luc and L'Acadie) sold its condos for $350,000 in median in the second quarter of 2026, -8 % year over year after +36 % in five years, in 27 days, with few active listings. The dip is a composition effect (more small units sold to first-time buyers, fewer large ones), not a drop in the same condo: the house dipped 6 % for the same reason. Vieux-Saint-Jean, around rue Richelieu, the Chambly canal and the public market, concentrates the conversions and small buildings with character, within walking distance of everything, with small syndicates and reserve funds to read in the older buildings. Saint-Luc, to the west, and the rue Pierre-Caisse and boulevard du Séminaire sector sell the 2000 to 2020 three- and four-storey buildings, near the CEGEP and the hospital, the market's volume. Iberville, across the Richelieu, offers slightly cheaper townhouses and recent buildings. L'Acadie is rural. Chambly ($412,500, 28 days) is the pricier neighbouring alternative, with the basin.
New construction exists in Saint-Luc and Iberville (four- to six-storey buildings, townhouses): GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale dominates and stays affordable: a renovated two-bedroom in Vieux-Saint-Jean under $300,000, a recent three-bedroom in Saint-Luc between $350,000 and $420,000. In a 27-day market, the offer is made fast, conditional on the documents and the inspection.
