Ahuntsic, along the Rivière des Prairies and around Parc Nicolas-Viel, sells the detached houses on real lots that carry the top of the borough. Bordeaux-Cartierville, west of Laurentien, sells more post-war bungalows and semi-detached houses and is the more affordable half. Sault-au-Récollet, the old village around the rapids, has its own heritage character and its own premium. The orange line runs the length of the borough, and the distance to Henri-Bourassa or Sauvé sets the price street by street.
Flood mapping along the Rivière des Prairies, which matters for insurance and for permits on riverside streets. The post-war stock: French drain, windows, insulation, electrical panel. Heritage constraints in Sault-au-Récollet, where exterior work can require specific materials and an authorization. Highway noise along the 40 and Laurentien on certain streets, worth checking on site. And the real walking distance to the métro, which is the single largest price differentiator in this borough.
