Which area to buy in in Saint-Laurent

The Norgate and Chameran sectors sell the post-war bungalows and cottages that make up the volume, close to the Côte-Vertu métro. Bois-Franc, built from the 1990s onward around the commuter station, sells the newest housing in the borough and holds the top of the market. The eastern streets toward Ville Mont-Royal are the priciest.   4. The showings, grouped into the first weekend on the market when it is a seller's market.
  5. The promise to purchase, conditional on inspection and financing. Short and clean in a seller's market, negotiated in a buyer's market. The price is documented on the last three comparable sales on the street.
  6. The pre-purchase inspection, plus reading the declarations by the seller, the certificate of location and, outside the urban perimeter, the well and septic reports.
  7. Confirmed financing and the lifting of conditions, 10 to 15 days after acceptance.
  8. The notary, 30 to 60 days after acceptance. That is when the property changes hands.

The traps specific to Saint-Laurent

Distance to the métro, measured in real walking minutes and not in map distance, moves the price more than anything else in this borough. The 1950s and 1960s bungalows: French drain, windows, insulation and electrical panel all reach end of life together. Aircraft noise on the streets closest to the airport corridor, which is worth checking on site at different times of day. Industrial land nearby. And the ongoing development at Bois-Franc: check what is planned on the empty lot next door before you buy the view.
