Buying a house in the Sud-Ouest in 2026 means buying in an area where the median house sells at $1,050,000 (11% over one year, 32% over five years) in 31 days, with 50 houses listed and a condominium at $508,500. The budget starts around $700,000 and runs to $1,500,000 depending on the street and the property type. On the island of Montreal the question of type matters as much as the question of price: a large share of what looks like a house is in fact a plex or a divided co-ownership, and the minimum down payment is not the same. The method does not change: written pre-approval before the first showing, area chosen on closed sales, offer documented by the last three sales on the street, inspection and a full read of the documents before conditions come off.

Griffintown and Griffintown-adjacent streets are almost entirely condominium towers and sell on a different logic from the rest of the borough. Saint-Henri, around Notre-Dame West and the market, sells the renovated workers' houses and plexes that have driven the borough's price growth. Pointe-Saint-Charles, between the canal and the tracks, is still the entry point and is changing fastest. Verdun sits next door with its own dynamic. The Lachine Canal is the spine: proximity to it sets the price more reliably than the borough name does.
Industrial history: parts of the Sud-Ouest sit on former industrial land, and a lender can require a soil characterization study before financing. The 1880 to 1930 housing stock: stone foundations, wiring, party walls shared with a neighbour who may not want to co-operate. Condominium supply in Griffintown, where the number of units for sale changes the negotiation entirely. Flood mapping along the canal and the river.
