The single-family home, rare (50 listings), sold for $1,050,000 (+11 %) in 31 days, carried by Saint-Henri and Little Burgundy. Griffintown is almost entirely condos, with the largest supply and the longest delays: the buyer compares ten towers there, the seller competes with new builds. Saint-Henri and Little Burgundy, around Atwater Market and rue Notre-Dame, are the most sought-after sectors for renovated plexes and townhouses, above the median. Pointe-Saint-Charles mixes old workers' houses and new canal projects, at the median. Ville-Émard and Côte-Saint-Paul, served by Monk and Jolicoeur stations, are where a duplex or a house is still found under a million; our listing at 5600 rue Briand ($265,000) shows where the condo entry point starts. The good deals of 2026 are Griffintown condos listed for more than 60 days and Ville-Émard plexes.
The Sud-Ouest has produced thousands of condos in ten years in Griffintown and 903 are active: the condo buyer has time to compare, negotiate and read the syndicate's financial statements. The house and the plex remain rare (50 single-family homes active) and go in a month when well presented. For a condo seller, that imposes a price set on the building's last three sales and a distribution that stands out; for a plex seller, the first weekend makes the price. For a buyer, the strategy changes from street to street, which is exactly the broker's job.
