Buying a house on the Plateau in 2026 means buying in an area where the median house sells at $1,425,000 (8% over one year, 17% over five years) in 45 days, with 45 houses listed and a condominium at $600,000. The budget starts around $700,000 and runs to $1,800,000 depending on the street and the property type. On the island of Montreal the question of type matters as much as the question of price: a large share of what looks like a house is in fact a plex or a divided co-ownership, and the minimum down payment is not the same. The method does not change: written pre-approval before the first showing, area chosen on closed sales, offer documented by the last three sales on the street, inspection and a full read of the documents before conditions come off.
The QPAREB's Le Plateau-Mont-Royal area sold its median house at $1,425,000 (8% over one year, 17% over five years), in 45 days, with 45 houses actively listed; a condominium there trades at $600,000. That median is the twelve-month figure: the area sells too few single-family houses in a single quarter for a quarterly number to be reliable, because condominiums and plexes carry the volume here. For comparison, the island of Montreal as a whole sits at $834,250 for a single-family house and $483,000 for a condominium. The streets between Mont-Royal Avenue and Laurier, east of Saint-Denis, sell the classic Plateau triplex with the outside staircase, and that is the defining product of the borough. Around Square Saint-Louis and Carré Saint-Louis, the Victorian rows carry the ceiling. Mile End, toward Bernard and Saint-Viateur, trades on its own reputation and its own buyer. Closer to Papineau and the east, prices come back toward the island median. A genuine single-family house on the Plateau is rare enough that it is almost always a converted plex.
Almost nothing here is a single-family house in the legal sense. You are usually buying a plex, a divided co-ownership or a converted building, and each is financed differently. Pre-1920 stock: stone foundations, wiring, plumbing, and outside staircases that are expensive to rebuild to code. Party walls and shared roofs with neighbours. Parking, which is a permit lottery on most streets. Noise on the commercial arteries. And tenants in place, whose leases you inherit exactly as written.

It depends on the property type and the street. At a median of 45 days, a property priced at its street's level gets its offers quickly, but the gap between two streets in the same borough can exceed $200,000. Always document your offer on closed sales, never on other offers.
Published forecasts (Desjardins, QPAREB, CMHC) point to stable to modestly rising prices in 2027 and a policy rate around 2.75%: waiting does not make the price go down.
