On the Plateau-Mont-Royal the median condo sold for $600,000 in Q2 2026 (+2 % year over year, +19 % in five years) in 39 days, with 353 active listings, the largest choice among the plex boroughs; the single-family home is so rare that the QPAREB publishes only a twelve-month median, $1,425,000 (+17 % in five years). Every condo range stays with the seller, at 4.2 to 6.4 months of inventory, but the 39-day delay, longer than Rosemont (29) or Villeray (28), shows supply has caught up with demand: the buyer compares, the seller must stand out. It is the market where the quality of the marketing and the knowledge of the buildings weigh most.

The Plateau East, around Parc La Fontaine and toward Papineau, is the family sector: larger plexes, quieter streets, above the median for plexes, at the median for condos. The core (Saint-Denis, Saint-Laurent, Mont-Royal) is the priciest per square foot and the liveliest; condos there are often in converted plexes, where the reserve fund and the party walls make the price. The Mile End, to the northwest, is the sector of creators and studios, with the highest prices and rarest supply; around Laurier West, toward Outremont, are the finest properties. The good deals of 2026 are condos without parking in the core's plexes, listed for more than 45 days, and the east's plexes to renovate.
The Plateau sells more slowly than before because its condo supply has climbed (353 active) and its buyers, often couples without a car, now choose between the Plateau, Rosemont and Villeray. For a buyer, that means an offer conditional on inspection is possible again and a condo listed for 40 days is negotiable. For a seller, it means a poorly photographed or 5 %-overpriced condo stays on the market all fall: the price is set on the last three sales in the building or on the street, not on the memory of 2022.

For a family, the Plateau East (Parc La Fontaine, larger plexes, quiet streets) is the compromise; the core and the Mile End suit households without children or without a car. The $1.4 million house is the exception, the plex the norm.
