The real price of 18 sectors of the island according to the APCIQ, our listings, and how to get Montreal's new Centris listings the same day, or earlier.
Searching "Centris Montreal" means wanting the houses and condos for sale on the island the day they come out. Centris.ca shows brokers' listings; it shows neither sales without a broker, nor properties presented before their release, nor the closed sales that make the real price. According to the APCIQ, the island's median single-family home sold for $820,000 in August 2026 (57 days) and the median condo for $475,000, with a spread from $525,000 in Montréal-Nord to $1,980,000 in the Centre by sector: this page gives the house and condo median of 18 sectors, our real listings (all on Centris) and the three alert levels, including properties shown before Centris to pre-approved buyers. Centris.ca is the public site of the listings of Quebec's real estate brokers: every property put on the market by a broker on the island appears there the same day, then the other sites pick it up with a delay. It shows neither sales without a broker, nor properties presented by a team before their release, nor discreet sales, nor a listing's history and the comparable closed sales, which alone tell the real price of a street. This page gives what Centris does not: the real price of each sector according to the APCIQ, our listings, and the way to receive new listings before everyone else.
In the August 2026 report, the island's median single-family home sold for $820,000 (+2% year over year) in 57 days, the longest selling time in the region, and the median condo for $475,000, with record listing levels downtown and in the Sud-Ouest and flat prices. Behind these averages, the island is the most divided market in the region: from $525,000 in Montréal-Nord (24 days) to $1,980,000 in the Centre (64 days).

Centris shows asking prices, not selling prices. The benchmark published by the APCIQ: $820,000 for the island's median single-family home in August 2026 (57 days) and $475,000 for the condo, with a spread from $525,000 (Montréal-Nord) to $1,980,000 (Centre) by sector in the second quarter. The price of a specific property is set on the closed sales on its street.
In the condos of Ville-Marie ($465,000, 89 days, record listings), Nuns' Island (75 days) and Griffintown in the Sud-Ouest, where prices are flat. In the plex boroughs (Rosemont 29 days, Villeray 28 days), the seller still leads and the offer is made the first weekend.
