A neighbourhood condo that goes in 28 days or a tower condo that negotiates for 89: here are the prices by borough, the buildings, the fees and the method for buying a condo in Montreal in 2026.
Buying a condo in Montreal in 2026 means choosing between two markets that do not look alike: the neighbourhood condo of the plex boroughs (Rosemont $560,000 in 29 days, Villeray $479,000 in 28 days, the Plateau $600,000 in 39 days), where the seller leads and the offer is made the first weekend; and the tower condo of Ville-Marie ($465,000 in 89 days, record listings), Île-des-Sœurs ($613,176 in 75 days) and the centre ($770,000 in 71 days), where the buyer leads and negotiates. The whole island: a $483,000 median in the second quarter (flat year over year, +19 % in five years, the region's weakest rise), 54 days. In August, the island's condo sold for $475,000. The pre-approved buyer who reads the reserve fund before offering has the advantage in both markets.

Behind that median, seventeen boroughs and two speeds. The plex boroughs sell their divided co-ownerships (converted triplexes, small buildings) in under 40 days: Villeray in 28, Rosemont in 29, Mercier-Hochelaga in 37, the Plateau in 39. The towers sell in more than 70 days: the centre in 71, Île-des-Sœurs in 75, Ville-Marie in 89, with record listings downtown (investor resales, new deliveries) giving the buyer the choice. Under $400,000: Pointe-de-l'Île ($345,000), Anjou-Saint-Léonard ($391,000), Ahuntsic ($412,500) and the small units of Ville-Marie. Between $400,000 and $500,000: Villeray, Mercier-Hochelaga, Lachine-LaSalle, Saint-Laurent, the West Island, the market of first-time buyers who want a neighbourhood. Between $500,000 and $650,000: Rosemont, the Plateau, the Sud-Ouest ($508,500), Côte-des-Neiges ($540,000), the walkable boroughs where a condo goes in a month. Above: the centre, Westmount, Île-des-Sœurs and the downtown towers, where the choice is and where the price is set on the tower's last sales, not on the neighbours' asking prices. New construction dominates downtown, Griffintown, Île-des-Sœurs and the REM corridors: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 36 months, and in 2026 newly delivered units reselling in competition with the developer. The resale offers the converted plexes of the neighbourhoods (character, no elevator, by-laws to read), the 1980s to 2010 buildings (reserve fund to check) and the 5- to 15-year-old towers (high fees, amenities).
