Closed sales on Centris from 2016 to September 2026: 19,428 1-bathroom condos and 3,456 with 2 or more bathrooms. A year with fewer than 10 sales in a class is left blank (n/a). When a year has few sales, its median swings a lot: read the trend, not a single year.

In Quebec City, the condo with 2 or more bathrooms is a different product: $195,000 more at the median (+61%). You are not buying a bathroom, you are buying the second bedroom, the floor area and often the recent building that come with it. For a first-time buyer, the cheaper route remains the 1-bathroom condo; for the seller of a large condo, the second bathroom is the argument that sets it apart from the mass of small units.
One median per year and per bathroom count, for all of Quebec City. The count comes from the Centris listing (full bathrooms, powder rooms apart) and says nothing about their condition. The gap between the two classes measures what the market pays for the typical condo of each class, not what one more bathroom would add to yours. Years with fewer than 10 sales are not published. A broker evaluation settles it for one specific unit.
