At 98% of asking, Montreal is a city where condos are negotiated: 2% on average between the listed price and the paid price, and more on units that linger. For a seller, the starting price has to anticipate that negotiation without inviting it: a condo listed 8% too high draws offers 15% too low. For a buyer, an offer under asking is the norm here, especially on a condo listed for more than a month or in a building with high fees. The same ratio for houses, year by year, is in sold over asking in Montreal; the condos that expire without a sale are counted in condos that do not sell in Montreal.

The asking price is the one listed at the time of sale; the original price is the one from the listing's first day. When the two ratios differ (1 point in 2026 in Montreal), sellers cut their price before selling. For a buyer, a condo whose price has already dropped is a seller who has started to move.
