In Montreal, the time to sell follows the price: under $250,000 in 64 days, $250,000 to $350,000 in 43 days, $350,000 to $450,000 in 37 days, $450,000 to $600,000 in 31 days, $600,000 and up in 26 days. The fastest bracket ($600,000 and up) is where buyers compete for condos; the slowest (under $250,000) is where buyers are fewer or more demanding, and when the bottom of the market is the one that drags, it is often a matter of high condo fees or older buildings. For a seller, the bracket's time says how long to plan between listing and an accepted offer, and therefore when to start looking for the next home; for a buyer, it says whether to make an offer in the first week or wait for a price cut. Days on market year by year, condo against house, are in days on market in Montreal; the distribution of condo sales by price range, in condo sales by price range in Montreal.
One figure per price bracket for all of Montreal, over twelve months. It is read with the number of sales beside it: 2,180 sales in the best-selling bracket ($600,000 and up) give a solid median; a bracket with 153 sales gives an indication. The figure measures sold condos; expired or withdrawn listings, which found no taker, are not included: see condos that do not sell in Montreal.
29 days for the best-selling range ($500,000 to $600,000), and 34 days all ranges combined in Montreal, over the past 12 months (October 2025 to September 2026).
$600,000 and up: 26 days in median. The slowest is under $250,000 at 64 days. Across the 41 cities tracked, the fastest bracket is most often $350,000 to $450,000 and the slowest $600,000 and up.
No in Montreal: 28 days for brackets at $450,000 and up against 54 days under $350,000. It is the case in 20 cities out of 41: unlike houses, an expensive condo does not necessarily sell more slowly, because the bottom of the condo market carries heavier condo fees relative to price and older buildings.
