What it changes for buying or selling in Montreal

In Montreal, the house under $500,000 has nearly vanished: 9% of sales in 2026, 195 transactions in nine months against 2,435 in 2016. The first-time buyer with a 5% down payment no longer buys a house here; they buy a condo (condo prices in Montreal) or move farther out. What still sells under the threshold are fixer-uppers and the smallest lots, and they go fast because competition in this segment is the strongest in the market. The seller who can list at $499,000 rather than $515,000 reaches a pool of buyers that no longer exists above.
