Condominium category, whole municipality of Sainte-Thérèse, Centris (Matrix). Absorption: sales ÷ new listings of the same year. Months of inventory: active ÷ monthly sales. 2026: nine months (houses: eight months, September 30 harvest).

At 4.0 months of inventory, the condo in Sainte-Thérèse is a balanced market in 2026: enough units for a buyer to compare, few enough for a well-priced seller to find a buyer within weeks. Pricing makes the difference: a condo priced at the building's latest sales sells, a condo at its 2022 price waits. Houses, meanwhile, remain at 2.6 months: whoever sells a condo to buy a house in Sainte-Thérèse sells in the slowest market and buys in the fastest. Sell first, or negotiate an offer conditional on the sale, and do not count on the condo's appreciation to cover the gap (from condo to house in Sainte-Thérèse).
Two measures from the same Centris query, same settings: Condominium category, whole municipality, by month over ten years, then aggregated by year. Inventory is a month-end snapshot averaged over the year; new listings are a flow added over the year. A condo withdrawn and relisted counts twice in the flow and once in the snapshot. 2026 stops in September: the annual pace of new listings is a rule of three, not a forecast. The months of inventory for houses come from the homes-for-sale page in Sainte-Thérèse, harvested September 30 with the same settings.
An average of 53 condominiums active on Centris at each month-end in 2026 (January to September), 58 at the end of September. In 2016 it was 118.
Yes: 53 in 2026 against 45 in 2025 (+18%), and 26 at the 2022 trough. We remain at 45% of 2016 inventory.
Yes, clearly: 4.0 months of inventory for condos against 2.6 for houses in 2026. New condo listings moved +22% since 2016 while house listings fell; buyers, for their part, prefer a house as soon as they can afford one.
