At 98% of asking, Sainte-Thérèse is a city where plexes are negotiated: 2% on average between the listed price and the paid price, and more on buildings that linger. For a seller, the starting price has to anticipate that negotiation without inviting it: a plex listed 8% too high draws offers 15% too low. For a buyer, an offer under asking is the norm here, especially on a building listed for more than a month or whose rents are below market. The house and condo columns apply the same definition to single-family homes and condominiums; buildings of 6 units and more are commercial and are not included.
On average, no: 98% of asking in 2026 (Jan. to Sep.), or 2% of negotiation. Plexes have never exceeded their asking price on average in Sainte-Thérèse since 2016.
Yes: houses sell at 99% of asking in 2026 and plexes at 98%. At the 2021 peak it was 106% against 99%: bidding wars hit houses, not income properties, because an investor does not offer more than the rents justify. Across the 23 cities tracked, plexes are negotiated more than houses in 15 in 2026.
The asking price is the one listed at the time of sale; the original price is the one from the listing's first day. When the two ratios differ (0 points in 2026 in Sainte-Thérèse), sellers cut their price before selling. For a buyer, a plex whose price has already dropped is a seller who has started to move.
