Method note: the APCIQ publishes monthly statistics for the Montreal and Quebec City regions only; for this market, the most recent data is the second-quarter 2026 barometer, released July 14. The third quarter will be released in mid-October and this page will be updated that day.
Three quarters of falling sales, 22 % more supply, and yet a price up 7 %: Drummondville illustrates Quebec's rebalancing. Days on market even shortened (38, -15), which means what sells goes fast; what does not sell is what is listed at 2025 prices. The plex is the segment to watch: 50 % more listings, after +110 % in price over five years in the city ($508,500). That is where investors find choice again. In Victoriaville, 45 minutes away, the market is still rising (+12 % sales, +11 % price) at $372,500, the most affordable entry in the Centre-du-Québec.

Province-wide, the APCIQ counted 6,502 residential sales in August 2026 (-7 % year over year) and 42,276 active listings (+21 %), with 12,482 new listings (+13 %). Median prices are holding: $497,501 for a single-family home (+2 %, 47 days), $405,000 for a condo (+1 %, 60 days) and $715,500 for a plex (+11 %, 50 days). Since January, 64,327 sales (-5 %). The Quebec market is rebalancing: fewer transactions, more supply, prices still rising. The full Greater Montreal picture is in Montreal market statistics, the forecasts in our 2027 forecast, and the tariff effect in tariff war and Quebec real estate.
$424,950 for the median single-family home in Q2 2026 (+7 %), $415,000 over twelve months in the city (+66 % in five years). Victoriaville: $372,500 (+11 %).
Sales are down for a third quarter (-3 %) and supply is up (+22 %), but prices are still rising (+7 %) and days on market are shortening (38). It is a rebalancing, not a decline.
Plex supply jumped 50 % in Q2 2026 after +110 % in price over five years in the city: for the first time in a long while an investor has choice and room to negotiate, at a $457,500 median.
