As of September 14, 2026, a duplex for sale in Verdun is read with the Montreal area's median plex, $856,000 in August 2026 according to the APCIQ (+1.7%, 52 days), the borough not being published alone; the neighbouring benchmarks are Nuns' Island ($1,371,000), the Sud-Ouest ($1,050,000) and the island ($820,000). Old Verdun is built of 1910s to 1940s duplexes and triplexes whose price depends on the metro, Wellington, the condition of the structure, the rents and the vacancy at the sale. Lived in by the buyer, a duplex is financed from a 5% down payment with part of the rent counted in borrowing capacity; structural inspection, leases, compliance and Montreal's welcome tax are the checks. Old Verdun, between Wellington and the river, is built of 1910s to 1940s duplexes and triplexes: two or three stacked units, exterior staircases, balconies, backyard, brick and wood. What sets the price: distance to the metro (Verdun, De l'Église, LaSalle) and Wellington, the condition of the structure (foundations, beams, brick, flat roof), whether plumbing and electrical were redone, vacancy of a unit at the sale (for an owner-occupant), rents in place and repossession potential. In Verdun, price is set street by street around Wellington Street and its shops, the Verdun, De l'Église and LaSalle metro stations, the riverbanks and the Natatorium, Old Verdun (the 1910s to 1940s duplexes and triplexes with balconies), Crawford Park to the west (post-war bungalows, the entry price) and Nuns' Island (the towers and the REM). A house or plex within walking distance of Wellington and the metro sells faster; the waterfront and the bike path make the premium.
A duplex you live in is financed like a principal residence: down payment from 5% of the price up to $500,000 and 10% of the portion above (insured loan up to $1.5 million), and part of the other unit's rent counts toward your borrowing capacity.
