Maestria is downtown's largest residential project: more than 1,700 homes in two towers of 58 and 61 storeys linked by a skybridge. Its size makes it the barometer of the downtown condo market for years to come; the amenity list comes from the launch and should be confirmed on site, phase by phase, as should the share of rented units.

The APCIQ splits downtown into two sectors (Ville-Marie and Centre); depending on the exact address, a building falls in one or the other. In Ville-Marie the median condo sold for $465,000 in Q2 2026 (-1 % year over year, only +3 % in five years) in 89 days, the longest on the island; above $690,000 the sector carried 24.7 months of inventory over twelve months, a deep buyer's market.
