Sales down, supply up, prices holding: Gatineau is the Quebec market rebalancing fastest in 2026. The second-quarter figures, sector by sector, and what they mean for sellers and buyers.
Gatineau's market is rebalancing in 2026: in the second quarter the metropolitan area recorded 1,310 residential sales (-15% year over year, the steepest drop among Quebec's large regions) while supply jumped 30% (2,007 active listings); the median single-family home sold for $523,500 (+2% year over year, +42% in five years) in 27 days (stable), the condo for $308,000 (-5%) and the plex for $599,600 (+7%). In the City of Gatineau alone, the house trades at $508,000 (+2%) in 23 days. The five sectors tell five stories: Aylmer, the priciest, $572,750 (-1%); Hull, $514,500 (-2%); the Gatineau sector, $490,000 (+3%), which makes the volume (358 sales); Buckingham and Masson-Angers, $419,545 (flat), the entry level; the periphery (Cantley, Chelsea, Val-des-Monts, L'Ange-Gardien), $595,000 (+2%) in 39 days, where supply is most abundant (535 listings). The market remains a seller's in the central ranges, but rising supply gives buyers time and choice again, especially in the periphery and in condos.

Three movements at once. Sales are falling (-15% in the quarter, after -10% in the first): the federal public service, the region's largest employer, slowed hiring and the return to the office made Ottawa a competitor again. Supply is rising (+30%): owners who bought in 2020-2022 are selling, and the periphery, where new construction delivered a lot, counts 535 listings for 254 sales. Prices are holding (+2% for the house) because Gatineau remains $100,000 to $200,000 below Ottawa for a comparable house, and Ontario buyers keep crossing the river; the condo (-5%), Aylmer (-1%) and Hull (-2%) are the segments where supply has overtaken demand.
The first weekend still makes the price in the Gatineau sector and in Buckingham under $600,000, provided it is set on the last three sales on the street, not on the 2022 peak. In Aylmer, Hull and the periphery, a house overpriced by 5% now has three competing neighbours: full marketing from day one (photos, video, English-language distribution toward Ottawa) and a fair price matter more than ever. A condo sells on the building's comparables, with clean minutes and a healthy contingency fund.
