In the City of Gatineau, the median single-family home sold for $508,000 in Q2 2026 (+2% year over year, +40% in five years) in 23 days, with 769 sales in the quarter and 835 active listings; the condo for $305,000 (-6%) and the plex for $598,800 (+3%). The market remains a seller's in the central ranges, but the region's supply rose 30% in a year and sales fell 15%: Gatineau is the Quebec market rebalancing fastest, and the buyer is getting time back. Aylmer, on the Ottawa River with Old Aylmer, its marina and the Champlain Bridge, is the priciest and most bilingual sector, above the city median. Hull, the urban centre with the museum, the Portage Bridge, the Plateau and Mont-Bleu, sells houses fastest (21 days) and has the cheapest condos ($282,000). The Gatineau sector, from Pointe-Gatineau to Limbour along Highway 50 and boulevard Maloney, makes the volume with its 1960s to 2000s family neighbourhoods, at the median. Buckingham and Masson-Angers, on the Lièvre and Ottawa rivers to the east, offer the entry level, $90,000 below the city. The good deals of 2026: condos (-6%), houses above $700,000 in Aylmer listed more than 45 days, and 2010s resales facing new construction in the periphery.
Gatineau sells in three weeks because it remains far cheaper than Ottawa for a comparable house and because the federal job market, though slower, still anchors demand. What changes in 2026: 30% more listings in a year and 15% fewer sales, with owners from 2020-2022 selling and the periphery's new construction competing with resale. For a seller, the price is set on the last three sales on the street, with bilingual marketing toward Ottawa; for a buyer, it is the first year since 2020 to visit twice, condition the offer on inspection and negotiate in condos and in the periphery, while the Gatineau sector and Buckingham stay fast.
