A park at the end of the street, mature trees, the river by bike: what it is really worth, where to find it on the South Shore, and what it costs.
On Montreal's South Shore, green neighbourhoods cluster around three poles: Mont-Saint-Bruno National Park (Saint-Bruno-de-Montarville), the Îles-de-Boucherville National Park and Boucherville's old village, and the riverfront from Saint-Lambert to La Prairie, plus Michel-Chartrand Park in Longueuil, Parc de la Cité in Saint-Hubert, the Chambly basin and the RécréoParc in Sainte-Catherine. These sectors come at a price: Boucherville and Saint-Bruno posted a median single-family price of $800,000 in Q2 2026 and sold in 20 days, the shortest time on the South Shore. For a family, a green neighbourhood is a good choice when it combines with the school, transit and a budget that leaves a maintenance reserve.
A park within walking distance changes daily life: children go on their own earlier, parents walk more, the house feels bigger because the yard does not stop at the fence. Mature trees cool the streets in summer and cut the wind in winter. And at resale, an established green neighbourhood is an argument every buyer understands without explanation. It is not a guarantee of appreciation, but it is a scarcity factor: nobody builds new national parks or century-old streets.

There are two ways to get a green neighbourhood. Established: old Boucherville, the Saint-Lambert village, old La Prairie, with fifty-year-old trees and houses that need upkeep. Planned: Symbiocité in La Prairie or the new districts of Candiac, where parks are drawn into the plan but the trees are ten years old. The first is paid in scarcity and work, the second in the premium of new and in patience.
Green does not raise a price on its own; it sells faster at the right price. Boucherville and Saint-Bruno are the proof: 20 days on market, 12 fewer than in 2025, with 6 % fewer homes listed, while the rest of the South Shore saw supply climb 28 % in August. A house in a sought-after neighbourhood gets its visits in the first week; what sells it next is the price, the condition and the documents.
By protected area, Saint-Bruno-de-Montarville (Mont-Saint-Bruno National Park) and Boucherville (Îles-de-Boucherville National Park). By daily walking access, Longueuil with Michel-Chartrand Park and Saint-Hubert with Parc de la Cité.
Often, because it is scarce and sought after: an $800,000 median in Boucherville/Saint-Bruno against $648,500 for the South Shore as a whole (APCIQ, Q2 2026). But Longueuil and Saint-Hubert show you can get green below the regional median.
It resells faster, provided it is priced on the closed sales of the street. Boucherville (20 days) and Old Longueuil (21 days) have the shortest selling times on the South Shore.
