Across the 50 cities tracked, 9,125 single-family houses were for sale on average at each month-end in 2026 (January to August), against 21,907 in 2016 (-58%) and 5,762 at the 2021 trough (-74% from 2016). New listings fell 13% (52,418 to 45,774) while absorption went from 60% to 74%: fewer homes arrive, and they sell. Months of inventory: 8.4 in 2016, 1.9 in 2021, 3.4 in 2026. Inventory is climbing in 2026 in 43 of 50 cities, but it remains at half or less of 2016 in 32. The steepest declines: Rimouski (23% of 2016), Sept-Îles (23% of 2016), Quebec City (25% of 2016); the best supplied: Brossard (84%), Dorval (87%), Westmount (106%). What the table says

This is why prices doubled without the number of sales growing: there are no homes left to sell. Across the 50 cities, inventory went from 21,907 houses in 2016 to 5,762 at the 2021 trough, and sits at only 9,125 in 2026, 58% below 2016. Two causes add up. New listings fell 13%: owners with a low rate and a paid-off house no longer move, and new construction does not make up for it. And what gets listed sells: absorption went from 60% to 74% of new listings, with a peak at 90% in 2020. Months of inventory fell from 8.4 to 1.9 at the trough and remain at 3.4 in 2026, under the 4-month threshold that makes a seller's market. 2026 brings a little air: inventory is climbing in 43 of 50 cities (+13% overall) and new listings are picking up (+18% at an annual pace), but 32 cities remain at half or less of their 2016 inventory. The steepest declines: Rimouski (23%), Sept-Îles (23%), Quebec City (25%); the best-supplied cities: Brossard (84%), Dorval (87%), Westmount (106%), the West Island and the high end, where houses are expensive and slow to sell.

How to read the table

"Active" is a snapshot: the number of single-family houses for sale on Centris at month-end, averaged over the year's months. "New listings" is a flow: the year's listings, including relistings. Absorption divides sales by the same year's new listings. Months of inventory divide homes for sale by monthly sales: under 4, the seller leads; above 6, the buyer. 2026 stops in August. Each city page details the ten years, the peak and the trough, absorption, and what today's inventory changes for a seller.

Method

All series come from the Statistics module of Centris (Matrix), queried on September 30, 2026 with the same parameters for the 50 cities: Single-family category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), new listings and active listings by month over ten years, aggregated by year; sales per year come from the September 16, 2026 query (number of sales by city). Only aggregates are published. The same cities have their buyer's or seller's market (past twelve months), home prices and days on market pages.

Frequently asked questions

Will inventory return to its 2016 level?

Not as long as owners have no reason to sell. A household that signed at 2% in 2021 and renews at 4 or 5% keeps its house rather than buying a pricier one with a pricier loan; retirees stay home; and new construction, in the cities tracked, delivers fewer single-family houses than condos. Inventory has been climbing since 2024, but slowly, and prices do not fall as long as it stays under 4 months.
