A house in Quebec City costs $485,000 in median in the second quarter of 2026 (Quebec City agglomeration, QPAREB), +8% year over year and +63% in five years, sold in 15 days, with 643 houses active for 1,032 sales in the quarter and a seller's market in every range. Behind that median, the gap between boroughs is the main fact: $379,250 in Haute-Ville (mostly older townhouses, -3%), $448,950 in Haute-Saint-Charles, $460,000 in Val-Bélair and L'Ancienne-Lorette, $467,000 in Beauport, $470,500 in Charlesbourg, $500,000 in Les Rivières (sold in 10 days), $625,000 in Saint-Augustin and Cap-Rouge, $640,000 in Sainte-Foy and Sillery. The northern periphery (Stoneham, Lac-Beauport) sells at $539,500 and Lévis at $438,000. The condo sells at $330,000 in the region (+6%). The Quebec City agglomeration sold its median house for $485,000 in the second quarter of 2026, +8% year over year and +63% in five years, in 15 days, with 643 houses active for 1,032 sales: the fastest urban market in Quebec. The whole metropolitan area (with Lévis and the periphery): $478,000 in 18 days, 1,779 sales and 1,309 listings. Sainte-Foy and Sillery ($640,000) and Saint-Augustin-Cap-Rouge ($625,000) form the high end; Les Rivières ($500,000, 10 days) is the fastest sector; Charlesbourg, Beauport, Val-Bélair and Haute-Saint-Charles sell between $449,000 and $471,000. In a year, the agglomeration rose 8% (Beauport +10%, Charlesbourg +9%, Les Rivières +7%, Haute-Ville -3%); the metropolitan area, +6%. In five years, +63% in the agglomeration and up to +75% in Les Rivières, +70% in Haute-Saint-Charles, +68% in Charlesbourg: the affordable boroughs caught up with the centre. Sainte-Foy and Sillery (+46%) and Haute-Ville (+45%) rose less, because they started higher. Over twelve months, the agglomeration's house sells at $479,000 (+11%).
The borough first: for the same house, Sillery is worth $150,000 more than Charlesbourg. Then the year and the type: 1960s bungalow, 1990s cottage or 2010 house. Then the condition: an up-to-date roof, windows, kitchen and bathrooms add; a documented drain, foundation or iron ochre problem subtracts. Then proximity to the river, Université Laval and the main axes. Finally the lot, the garage and the finished basement. The city's 2025-2027 roll is not the price: it predates the rise.
