The condo sells for $335,000 in 23 days. The market belongs to the seller in every range (1.2 to 2.6 months of inventory), a situation Montreal has not seen since 2022: Quebec City's buyers, often local households moving up and remote workers from Montreal, arrive pre-approved and offer the first weekend. For a seller, the day-one price is set on the street's closed sales, and the full launch produces the competition between buyers that makes the final price.

What makes the price, sector by sector

Sainte-Foy and Sillery sell the 1950s to 1980s homes near Université Laval and the river, and Sillery's large properties, above the median and in 25 days, the agglomeration's longest delay with the Upper Town: the buyer compares. Saint-Augustin and Cap-Rouge sell recent homes on large lots and waterfront properties in 11 days. Les Rivières (Duberger, Les Saules, Neufchâtel) is the fastest sector (10 days) with its bungalows and 1970s to 2000s homes near Fleur de Lys and the Robert-Bourassa expressway.
