In the Quebec City agglomeration the median single-family home sold for $485,000 in Q2 2026 (+8 % year over year, +63 % in five years) in 15 days, with 643 active listings and 1,032 sales in the quarter; the condo for $335,000 (+6 %, +61 % in five years) in 23 days with 505 listings. In August 2026 the metropolitan area recorded 677 sales (+6 %), its second-best August in 25 years, while active listings jumped 27 % to 2,162: supply is finally catching up with a market that has been the tightest in the country for two years. The market still belongs to the seller in every range. Sainte-Foy and Sillery ($640,000, +2 %, 25 days) and Saint-Augustin and Cap-Rouge ($625,000, +4 %, 11 days) are the high end, with the universities, the hospitals and the river. Les Rivières ($500,000, +7 %, 10 days) and Charlesbourg ($470,500, +9 %, 14 days) are the family sectors that sell fastest in the country. Beauport ($467,000, +10 %, 19 days), Haute-Saint-Charles ($448,950, +7 %) and the airport, L'Ancienne-Lorette and Val-Bélair sector ($460,000, 11 days) are the volume. Upper Town ($379,250 median, mostly condos and heritage buildings, 35 days) and Lower Town and Limoilou ($325,000, 27 days) are the urban entry level, where prices dipped slightly (-3 % and -1 %). The good deals of 2026: Upper Town condos listed for more than 45 days, and the first houses to sit in Beauport and Charlesbourg as supply rises.
Quebec City sells a house in 15 days because its supply has been the lowest of any large Canadian market for two years while public-sector employment, the universities and relocations from Montreal kept demand high: prices gained 63 % in five years. What is changing in 2026 is supply: +27 % active listings in August, +17 % in the second quarter. For a seller, that means the first weekend still makes the price, but a house overpriced by 5 % now has a neighbour to compete with; for a buyer, it means a first chance in two years to visit twice and condition an offer on inspection, especially in Upper Town and Beauport.
