Behind that median: $430,000 in Fleurimont (+8%), $457,750 in Brompton, Rock Forest, Saint-Élie and Deauville (21 days, the widest choice), $491,000 in Les Nations (+13%, Vieux-Nord and downtown); outside the city, $585,000 in Magog (63 days) and $690,500 in the periphery (Ascot Corner, Stoke, Compton). The City of Sherbrooke sold its median house for $460,000 in the second quarter of 2026, +7% year over year and +76% in five years, in 23 days, with 285 houses active; the metropolitan area (with Magog and the periphery), $490,000 in 34 days with 534 listings. Les Nations ($491,000) is the top of the city, Rock Forest and Saint-Élie ($457,750) the volume, Fleurimont ($430,000) the entry level; Magog ($585,000) and the periphery ($690,500) are more expensive and slower, with the large properties and the waterfront. Then proximity to the universities, the CHUS and Lac des Nations. Finally the lot, the garage and the view. The municipal roll is not the price.
