First-time buyer · Sherbrooke · 2026 programs and QPAREB Q2 figures
How much you need to earn, how much you need set aside, which programs to stack and which sectors to look at: the first purchase in Sherbrooke in 2026, in numbers.
A first purchase in Sherbrooke in 2026 starts under $500,000: a house in Fleurimont ($430,000 median in the second quarter, 27 days) or in Rock Forest, Saint-Élie and Deauville ($457,750, 21 days), a condo at $314,000 in the city (-2%, 38 days). At $350,000 with 5% down, the monthly payment is about $1,692 at 4.24% over 30 years and the household must earn about $78,000; at $450,000, $2,175 and $98,000. Sherbrooke rose 76% in five years with the university, the CHUS and Montreal buyers: at $460,000 for the house it stays $60,000 below the province, but the first-time buyer's window is closing sector by sector.
The City of Sherbrooke sold its median house for $460,000 (+7%, +76% in five years) and its condo for $314,000 (-2%) in the second quarter of 2026, in 23 and 38 days, with 285 houses (+24%) and 57 condos active; the metropolitan area, $490,000 in 34 days with 651 sales (-9%) and supply up 10%. For a first-time buyer, the entry point is the condo between $280,000 and $350,000 and the house between $400,000 and $470,000 (Fleurimont, Rock Forest, Brompton, Les Nations); Magog ($585,000) and the periphery are above. The table puts numbers on the minimum down payment, the premium, the monthly payment and the income required; under $500,000, Sherbrooke's welcome tax (3% above) is fully refunded to a first-time buyer.

About $78,000 in gross household income for a $350,000 condo, $98,000 for a $450,000 house and $109,000 for $500,000, with 5% down, a 30-year amortization and the stress test at 6.24%.
Fleurimont ($430,000) for the house, then Rock Forest, Saint-Élie and Deauville ($457,750); the condo at $314,000 in the city, in Q2 2026.
Yes: up to $40,000 from the FHSA (never repaid) and $60,000 from the RRSP through the HBP (repaid over 15 years), per person, for the same property. A couple can therefore gather up to $200,000 in tax-sheltered down payment.
Published forecasts (Desjardins, QPAREB, CMHC) expect stable to moderately rising prices in 2027 and a policy rate around 2.75%; waiting does not lower the price, but it gives time to fill the FHSA. Our page buy in 2026 or wait until 2027 puts numbers on both scenarios.
