Sherbrooke in numbers from the official APCIQ barometer: sales, prices, days on market, supply, six sectors, the Quebec context for August, and what it changes if you are selling or buying.
In Q2 2026 the Sherbrooke region sold 651 properties (-9 % year over year), ending nine consecutive quarters of growth, while supply climbed back (824 active listings, +10 %). Prices are holding: $490,000 for a single-family home (+5 %, 34 days), $320,000 for a condo (-2 %, 50 days) and $538,500 for a plex (+7 %). In the city of Sherbrooke the median house is $460,000 (+7 %) and sells in 23 days; Les Nations ($491,000, +13 %) leads the increase, Fleurimont ($430,000) remains the most affordable entry after +85 % in five years. The APCIQ does not publish monthly statistics for Sherbrooke: the next barometer is due mid-October.

Nine quarters of sales growth, then -9 %: Sherbrooke has entered the same phase as the rest of Quebec, where supply returns (+10 %) and buyers compare. But prices did not follow: +5 % for single-family homes, +7 % for plexes, and above all +7 % in the city itself ($460,000), sold in only 23 days. Sherbrooke keeps two engines Montreal lacks: an entry price $190,000 below Montreal's South Shore, and student and hospital demand (Université de Sherbrooke, CHUS) that supports plexes and condos. The only category slipping is the condo (-2 %, 50 days): that is where the buyer negotiates.

Three readings. Les Nations, the centre of Sherbrooke, posts the strongest annual rise (+13 %, $491,000) in 22 days. Fleurimont ($430,000) is the most affordable entry, but also the sector that rose most in five years (+85 %). Province-wide, the APCIQ counted 6,502 residential sales in August 2026 (-7 % year over year) and 42,276 active listings (+21 %), with 12,482 new listings (+13 %). Median prices are holding: $497,501 for a single-family home (+2 %, 47 days), $405,000 for a condo (+1 %, 60 days) and $715,500 for a plex (+11 %, 50 days). Since January, 64,327 sales (-5 %). The Quebec market is rebalancing: fewer transactions, more supply, prices still rising.
