In Kirkland, the million is no longer a ceiling, it is a step: 38% of 2026 sales exceed it, 63 transactions in nine months. Here, the million-dollar house is an ordinary family house, and the luxury market starts higher, around the segment median ($1,210,000). For a seller, listing above the million is not a risk in Kirkland, it is the norm, and the time to sell depends on condition and lot more than on price; for a buyer, the million gives access to the middle of the market, not the top, and the 20% down payment ($200,000 and up) closes the door to insured loans.
