In Longueuil, the house under $500,000 has become a minority without disappearing: 20% of sales in 2026, against 94% in 2016. The threshold matters because above it, the minimum down payment goes from 5% to 10% on the excess, and a first-time buyer's budget is often set there. The houses still under the bar are period bungalows and semi-detached houses; the rest of the market has settled between $500,000 and $602,000, the median price. For a seller, listing under $500,000 when the house is worth it remains the best way to create competition; for a buyer, it is the segment where you must be ready to decide fast.
