In Terrebonne, the house under $500,000 has become a minority without disappearing: 24% of sales in 2026, against 97% in 2016. The threshold matters because above it, the minimum down payment goes from 5% to 10% on the excess, and a first-time buyer's budget is often set there. The houses still under the bar are period bungalows and semi-detached houses; the rest of the market has settled between $500,000 and $599,000, the median price.
