Days on market · Blainville · QPAREB Q2 2026 figures
Twenty-seven days, even for a home over a million: in Blainville, the market holds. Here are the 2026 figures by neighbourhood and what makes the difference between three weeks and two months.
Selling a house in Blainville takes 27 days in median in the second quarter of 2026 ($800,000), in the only North Shore market where the seller leads even above $1.16 million (7.4 months of inventory), with 270 houses active. The condo (mostly Chambéry) takes 53 days, the slow segment. The whole North Shore sells in 28 days (37 in August). A large Fontainebleau home priced at its street's level goes in a month, where the same home waits months in Mirabel-en-Haut or Boisbriand's Grand Coteau; a Chambéry townhouse is compared with the project; the station sector sells in three weeks. The day-one price and the presentation, with marketing towards Laval and Montreal, make the difference between three weeks and two months.
Blainville (QPAREB sector 28) sold its median house in 27 days in the second quarter of 2026 ($800,000, +8 %), with 270 active listings, a seller's market in every range, including above $1.16 million; the condo in 53 days ($428,500, +3 %), with 98 listings. Its neighbours: Boisbriand-Sainte-Thérèse (29 days, buyer's above $920,000), Mirabel (27 days, buyer's above $960,000). The monthly picture is on the North Shore's August 2026 report.

Under 4 months of inventory, the seller leads and a fairly priced house goes in three weeks; above 8 months, the buyer leads and the delay is counted in months.
Fontainebleau sells its large 1995 to 2015 homes in three to six weeks when the price is the street's, with Laval and Montreal buyers comparing with Boisbriand and Mirabel: it is the North Shore's only fast high end. Chambéry sells its townhouses and semi-detached homes in three weeks at the project's price, and its condos in 53 days. The station and Curé-Labelle sector sells its 1970s to 1990s homes in three weeks, condition making the gap. The north and its country homes depend on the file (well, septic system). The details are on house prices on the North Shore by sector.
The delay the QPAREB publishes measures the days between the listing and the acceptance of the offer: add 30 to 60 days to the notary to know the date the money is in your account.

27 days in median in the second quarter of 2026, plus 30 to 60 days to the notary, even above a million (7.4 months of inventory above $1.16 million, still a seller's market). A large Fontainebleau home priced at its street's level goes in a month.
53 days in median in Blainville, mostly in Chambéry, with 98 listings: the condo takes twice as long as the house and negotiates; the price is set on the building's sales.
After 60 days without an offer in Blainville, in a 27-day market, the price is almost always above the street's closed sales, or the marketing is not reaching Laval and Montreal. We redo the comparables, adjust once, frankly, and relaunch with bilingual marketing.
March to June concentrates the most buyers; September and October are the second peak, with less competition. A fairly priced house sells in any season; an overpriced house sells in none.
