House prices on Montreal's North Shore by sector in 2026: from $490,000 in Saint-Lin to $800,000 in Blainville

Ten sectors, a $310,000 gap, and the strongest five-year rise in the Montreal region: here are the North Shore's house and condo prices sector by sector, from the QPAREB's Q2 2026 barometer.

On Montreal's North Shore, the median single-family home sold for $600,000 in the second quarter of 2026 (+6 % year over year, +52 % in five years, the strongest rise in the region) in 28 days, but the ten QPAREB sectors are $310,000 apart: Blainville ($800,000, 27 days) alone at the top, Mirabel ($657,000), Boisbriand-Sainte-Thérèse ($640,000) and Mascouche ($615,000, 23 days, the fastest) above the median, Terrebonne ($583,500, 345 listings, the widest choice), Repentigny ($580,000), the western North Shore around Saint-Eustache ($582,250) and Saint-Jérôme ($573,000, +59 % in five years) just below, the eastern North Shore ($549,000) and Saint-Lin-Laurentides ($490,000) as the entry level. The condo runs from $315,000 in Saint-Jérôme to $459,900 in Mirabel.

Why the North Shore rose this much

The North Shore started lower than Laval and the South Shore and caught up: +52 % in five years against +36 % in Laval and +21 % on the island, because remote work, tolled Highway 25 and the two commuter train lines (Saint-Jérôme, Mascouche) brought Montreal's families to Terrebonne, Mascouche, Mirabel and Saint-Jérôme, where new construction was still possible. The gaps between sectors follow the housing stock: Blainville's planned neighbourhoods and large homes on wooded lots, Mirabel's new builds, Mascouche's 2005 to 2020 homes near the station, against the older bungalows of Repentigny's centre, Saint-Jérôme's downtown plexes and the rural stock of Saint-Lin and the eastern North Shore.

A market still fast, despite rising supply

The North Shore sold in 28 days in median in the second quarter of 2026, a seller's market in every range, from 23 days in Mascouche to 33 in Saint-Jérôme and Saint-Lin. The exceptions are at the high end: above $960,000 in Mirabel (10.7 months of inventory) and $920,000 in Boisbriand (13.2 months) the buyer leads, while Blainville holds even above $1.16 million (7.4 months). The condo ($370,000, 38 days) has 848 active listings, +40 %: the buyer has the choice there. For a seller, the day-one price is set on the street's closed sales; for a buyer, a pre-approval before the visit in Mascouche, Terrebonne and Repentigny, where offers come the first weekend.
