Prices · North Shore · QPAREB Q2 2026 barometer
Ten sectors, a $310,000 gap, and the strongest five-year rise in the Montreal region: here are the North Shore's house and condo prices sector by sector, from the QPAREB's Q2 2026 barometer.
On Montreal's North Shore, the median single-family home sold for $600,000 in the second quarter of 2026 (+6 % year over year, +52 % in five years, the strongest rise in the region) in 28 days, but the ten QPAREB sectors are $310,000 apart: Blainville ($800,000, 27 days) alone at the top, Mirabel ($657,000), Boisbriand-Sainte-Thérèse ($640,000) and Mascouche ($615,000, 23 days, the fastest) above the median, Terrebonne ($583,500, 345 listings, the widest choice), Repentigny ($580,000), the western North Shore around Saint-Eustache ($582,250) and Saint-Jérôme ($573,000, +59 % in five years) just below, the eastern North Shore ($549,000) and Saint-Lin-Laurentides ($490,000) as the entry level. The condo runs from $315,000 in Saint-Jérôme to $459,900 in Mirabel.
| Rank | North Shore sector (QPAREB, Q2 2026) | Median price | 1 year | 5 years | Days on market | Active listings |
|---|---|---|---|---|---|---|
| 1 | Blainville | $800,000 | 8% | 42 % | 27 | 270 |
| 2 | Mirabel | $657,000 | 8% | 51 % | 27 | 187 |
| 3 | Boisbriand, Sainte-Thérèse | $640,000 | 5% | 47 % | 29 | 96 |
| 4 | Mascouche | $615,000 | 7% | 54 % | 23 | 109 |
| 5 | Terrebonne | $583,500 | 1% | 51 % | 25 | 345 |
| 6 | Western North Shore (Saint-Eustache, Deux-Montagnes) | $582,250 | 7% | 53 % | 28 | 287 |
| 7 | Repentigny | $580,000 | 2% | 45 % | 25 | 191 |
| 8 | Saint-Jérôme | $573,000 | 12 % | 59 % | 33 | 333 |
| 9 | Eastern North Shore (L'Assomption, Lavaltrie) | $549,000 | 12 % | 58 % | 29 | 178 |
| 10 | Saint-Lin-Laurentides | $490,000 | 1% | 57 % | 33 | 91 |
The North Shore started lower than Laval and the South Shore and caught up: +52 % in five years against +36 % in Laval and +21 % on the island, because remote work, tolled Highway 25 and the two commuter train lines (Saint-Jérôme, Mascouche) brought Montreal's families to Terrebonne, Mascouche, Mirabel and Saint-Jérôme, where new construction was still possible. The gaps between sectors follow the housing stock: Blainville's planned neighbourhoods and large homes on wooded lots, Mirabel's new builds, Mascouche's 2005 to 2020 homes near the station, against the older bungalows of Repentigny's centre, Saint-Jérôme's downtown plexes and the rural stock of Saint-Lin and the eastern North Shore.
The North Shore sold in 28 days in median in the second quarter of 2026, a seller's market in every range, from 23 days in Mascouche to 33 in Saint-Jérôme and Saint-Lin. The exceptions are at the high end: above $960,000 in Mirabel (10.7 months of inventory) and $920,000 in Boisbriand (13.2 months) the buyer leads, while Blainville holds even above $1.16 million (7.4 months). The condo ($370,000, 38 days) has 848 active listings, +40 %: the buyer has the choice there. For a seller, the day-one price is set on the street's closed sales; for a buyer, a pre-approval before the visit in Mascouche, Terrebonne and Repentigny, where offers come the first weekend.
The monthly picture is on the North Shore's August 2026 report; each city has its guide, from living in Terrebonne to living in Blainville, its broker page and its selling guide. The comparisons Terrebonne vs Mascouche and Blainville vs Mirabel go deeper on the neighbouring pairs.
Saint-Lin-Laurentides ($490,000 for the median house) and the eastern North Shore ($549,000) in the second quarter of 2026; among the big cities, Saint-Jérôme ($573,000, condo $315,000).
Blainville ($800,000, 27 days), then Mirabel ($657,000) and Boisbriand-Sainte-Thérèse ($640,000).
Mascouche, 23 days in median, then Terrebonne and Repentigny, 25 days; Saint-Jérôme and Saint-Lin take 33 days.
