The North Shore in numbers for August 2026 from official APCIQ data: prices, days on market, supply, ten sub-sectors, and what it changes if you are selling or buying.
In August 2026 Montreal's North Shore sold single-family homes for $600,000 (+4 % year over year) in 37 days, the region's shortest delay tied with the South Shore, and condos for $390,000. Supply rose 26 %, the second-largest increase among the suburban rings after the South Shore (+28 %). It is also the broad sector that gained the most in five years: +52 % for single-family homes, led by Saint-Jérôme (+59 %), the eastern North Shore (+58 %) and Mascouche (+54 %). Every price range still favours sellers, but with more choice than at any time since 2020.

The North Shore is the broad sector that gained the most in five years (+52 % for single-family homes, against +21 % on the island of Montreal and +39 % on the South Shore), and it is still, in August 2026, one of the region's two fastest markets at 37 days. The difference with 2021 is choice: 26 % more listings than a year ago. Condos at $390,000 remain Greater Montreal's most affordable entry after the eastern tip of the island.
The month confirms two spring trends: Mascouche sells less but faster (23 days in Q2, the region's shortest), a sign that what comes out at the right price goes immediately; and Saint-Jérôme and the eastern North Shore (+12 % year over year each) keep attracting buyers leaving Laval and Montreal for the same budget.

Three readings. Blainville is the North Shore's high end ($800,000, +8 %, 27 days). Terrebonne ($583,500, 25 days) and Repentigny ($580,000, 25 days) are the most liquid family markets. Saint-Lin-Laurentides ($490,000) remains the most affordable entry, 57 % above its 2021 level.

Every North Shore range favoured the seller in Q2, with only 2.3 months of inventory between $290,000 and $730,000, the heart of the market. The high end (6.5 months above $870,000) is the only segment where the buyer really has time.
According to the APCIQ monthly statistics released September 4, 2026, the Montreal metropolitan area recorded 2,853 residential sales in August, down 13 % year over year and a sixth consecutive monthly decline. Active listings climbed to 20,128 (+18 %), with 5,874 new listings (+7 %). Median prices are holding: $650,000 for a single-family home (+2.8 %, 42 days), $437,250 for a condo (+3.6 %, 62 days) and $856,000 for a plex (+1.7 %, 52 days).
