Buying · 23 cities · plex cash 2026
One page per city, same calculation: all the money needed to buy a duplex, triplex or fourplex in 2026, living in it or as an investor, with the house and 2016 for comparison.
To buy the median duplex of the 23 cities tracked ($500,000 from January to September 2026) and live in it, plan for a median $34,620 to $37,120 in cash: $25,000 of down payment, $5,610 of welcome tax, $1,710 of Québec tax on the CMHC premium and $2,300 to $4,800 for the notary, inspection and appraisal. At the median of the cities, that is 103% of the cash the median house in the same city requires. The median owner-occupied triplex ($569,500), at 10% down, takes $68,376 to $70,876; the median fourplex ($703,250, 19 cities) $86,099 to $88,599. An investor who does not live in the building puts down 20%: $109,160 on the median duplex, about 3.0 times the owner-occupier's cash. A full FHSA and the HBP cover the owner-occupied duplex in 23 of 23 cities for a single buyer. In 2016, the minimum down payment, premium tax and welcome tax on the median duplex added up to $13,701; in 2026, $32,320 (+160%). The owner-occupied duplex is the way into the plex market: the same down payment rule as a house, and cash at 103% of what the median house in the same city takes at the median (less than the house in 8 of 23 cities). The down payment stays at 5% of the price in 12 cities, where the median duplex is under $500,000. The triplex and fourplex require 10%: the cash nearly doubles. As an investor, 20% down multiplies the cash by about 3.0. The highest is Montreal ($77,511 at the middle of the range for the owner-occupied duplex), the lowest Victoriaville ($23,384). The calculated part has at least doubled since 2016 in 20 of 23 cities.
Assumptions: Centris median price of duplexes, triplexes and fourplexes sold (January to September 2026), type kept if it has at least 5 sales in 2026; owner-occupier: CMHC minimum down payment (duplex: 5% of the first $500,000 and 10% of the rest; triplex and fourplex: 10%; 20% from $1.5M), CMHC premium on the schedule in force since 2017 (added to the loan), Québec's 9% tax on the premium (paid in cash); investor who does not live in the building: 20% down, no premium; welcome tax on the city's 2026 grid; notary $1,800 to $3,500, inspection $500 to $800, appraisal $0 to $500 depending on the lender. Adjustments repaid to the seller (prepaid municipal and school taxes, tenants' rents and deposits credited to the buyer), building insurance, moving costs and a maintenance cushion come on top depending on the file. A plex inspection often takes longer than a house and can cost more than the range. The first-time buyer credit on the welcome tax is not deducted. The house version is in how much cash to buy a house, the condo version in how much cash to buy a condo, the payment and tax on a plex in buying a plex: mortgage payment and welcome tax.
At the median, $34,620 to $37,120 to live in the $500,000 median duplex; $22,134 to $78,761 depending on the city. As an investor, a median $109,160.
