Valuation · Brossard · QPAREB Q2 2026 figures
Your Brossard house is worth its street's price, not the municipal roll's. Here are the 2026 benchmarks by sector, what adds or takes away value, and how to get a free range within 24 hours.
A house in Brossard is worth what the houses on its street sold for in the last 60 to 90 days, not what the municipal roll or the median says: $803,000 for the single-family home in Brossard-Saint-Lambert in the second quarter of 2026 (+2 % year over year, +26 % in five years), in 41 days, with a seller's market in every range, including above $1.2 million (7.8 months of inventory). Behind that median, Brossard's sectors do not sell at the same price: sectors L, P and S and Saint-Lambert above, sectors A, B, C and the 1960s to 1980s bungalows below, with a premium for proximity to the REM. Our free valuation starts from the closed sales of your street, adjusts for what differs (basement, garage, pool, roof, kitchen) and gives you a written range within 24 hours, with no obligation.
Brossard-Saint-Lambert (QPAREB sector 42) sold its median house for $803,000 in the second quarter of 2026, +2 % year over year and +26 % in five years, in 41 days, with 320 active listings, a seller's market in every range. The condo, $404,000 (-3 %) in 50 days with 524 listings, negotiates. The whole South Shore: $648,500 in 30 days; in August, $655,000 in 37 days with 28 % more listings. These figures place the market; they do not say what your house is worth, because in Brossard a sector P home and a sector A bungalow have nothing in common. The monthly picture is on the South Shore's August 2026 report.
| Sector (QPAREB, Q2 2026) | House, median | 1 year | 5 years | Days | Condo, median |
|---|---|---|---|---|---|

| Candiac, La Prairie (neighbours) | $820,000 | 4% | 33 % | 39 days | $450,000 |
| Vieux-Longueuil (neighbour) | $623,000 | 6% | 36 % | 21 days | $385,000 |
| South Shore, all | $648,500 | 2% | 39 % | 30 days | $403,000 |
Sectors L, P and S (the L, P and S streets south of boulevard Grande-Allée, around Parc de la Cité and Quartier DIX30) sell the large 1980s to 2010 homes above the median, often above a million; the finished basement, the in-ground pool and the double garage make the gap there. Sectors A, B and C, near the Champlain bridge and boulevard Taschereau, sell the 1960s to 1980s bungalows and cottages below the median, where condition (roof, windows, kitchen) makes the gap, with a premium for streets near the Panama REM station. Sectors M, N, O and R, in the centre, sit at the median. Saint-Lambert, in the same QPAREB sector, sells its older homes and its character above everything else. Our page real estate broker in Brossard details the sectors.

To go further: selling a house in Brossard details the calendar, and our guide "Living in Brossard" the sector's portrait. Our page on what drives home values explains the seven levers.
No. The Longueuil agglomeration's 2025-2027 roll has a July 2023 reference date; Brossard's prices have moved since, and the roll smooths an entire sector. Your market value is the price of your street's closed sales today, above or below the roll depending on the street.
The Brossard-Saint-Lambert median rose 2 % year over year in the second quarter of 2026; but your street may have done better (near the REM, sectors P and S) or worse (original-condition bungalows). Only your street's closed sales can tell.
No. The written range with the comparables is free and without obligation; you have nothing to sign to get it. You decide afterwards, with the number in hand.
No. The chartered appraiser is required in certain cases (lender, estate, divorce, dispute); to set a sale price, the broker's comparative analysis on the street's closed sales is the reference, and it is free.
